A real property consultant is a professional with the ability to:

• Establish client goals and objectives;
• Recognize opportunity to achieve or exceed those goals and objectives;
• Identify, analyze, and evaluate the cost/benefit of land uses commensurate with community needs and desires in conjunction with client’s;
• Project carrying costs, time required for the entitlement process and infrastructure availability.
• Determine multiple exit strategies and time frames for their implementation.

Analyze existing and potential issues impacting a land parcel either prior to purchase or currently owned. This will determine steps to take in order to protect the client from potential risks and liabilities after acquisition or prior to sale.

Exclusive Buyer or Seller representation would include all the above services together with exclusive right to represent either our client(s) as a buyer or seller.

• When engaged in this capacity we will represent our Client “exclusively” and negotiate the best price and terms. Not being privy to a Seller’s situation or needs gives us that latitude to work within the ethical scope of the law to provide the best service possible for our client.
 
• As an exclusive agent our Client will have our full attention and will expect to know we are fully vested in completing the assignment.
 
• Our Client’s will also be exposed not only to all “listed” properties but also to off-market opportunities known in the brokerage community but not readily available to the public. These are sometimes called “Pocket Listings.”
 
• Client will be updated regularly on current status and apprised of any new available properties meeting their criteria.
 
• IF we do not perform as promised then our Client can fire us.

• The main point of exclusive representation is agent focused on the Client and committed to complete satisfaction as to all items in agent’s control.
